Your rental, step by step Video coming soon

Dear Landlord,

I get it.

Managing rental properties can be a total beast.

You thought this was passive income, right?

Passive!

A little cash flow.

Financial freedom.

Maybe a few margaritas on a beach somewhere.

Instead, you got a full-time job that doesn’t respect nights, weekends, holidays, or your sanity.

You’re probably up at 2 a.m.

Tossing and turning like a teething toddler on espresso.

Googling:

“How to evict someone nicely.”

Or...

“How much Aspirin is too much Aspirin?”

Someone please make it stop!

Meanwhile, your phone won’t stop buzzing.

Because apparently...

Tenants treat rent due dates like gentle suggestions.

Faucets magically start leaking the moment you board a flight.

Contractors disappear mid-job, leaving behind exposed drywall and broken promises.

And that toilet?

That toilet has more drama than Netflix.

Then there’s the neighbor.

Still calling.

Still complaining.

Still furious about the dog nobody seems to clean up after.

And somehow...

It’s all your problem.

But when you’re not putting out fires?

You’re having a full-blown landlord existential crisis.

Should I renovate?

Raise the rent?

Airbnb it?

Flip it?

Sell the damn thing?

Maybe start a TikTok channel teaching people how not to become landlords?

It’s exhausting.

And somewhere along the way, that beautiful little thing called passive income became...

Rent & Regret.

There’s actually a condition for this.

We call it I-Can-Do-It-Myself-itis.

Symptoms include premature gray hairs, mysterious eye twitches, and the uncontrollable urge to check your phone every six minutes.

Unfortunately, there’s no vaccine.

But there is a treatment.

And no, it doesn’t involve selling your property and moving to Costa Rica.

Look...

We’d rather walk barefoot over broken glass than see another landlord go through this circus.

But this isn’t about us.

It’s about you.

You didn’t buy an investment property to become a part-time plumber, full-time debt collector, amateur attorney, and emergency therapist.

You bought it to build something.

Wealth.

Security.

Freedom.

Maybe a little empire of your own.

And somewhere between the midnight maintenance calls and the third late rent payment, somebody forgot that part.

We didn’t.

That’s why we built Grand Prix Property Management.

To take the chaos off your plate, put your investment back to work, and give you something you probably haven’t experienced in a while.

Peace of mind.

Maybe you’re brand-new to this landlord game.

We’ve got your back.

Maybe you’ve been doing this for twenty years and you’re already crushing it.

We’ll help you crush it without crushing yourself.

Because at the end of the day, we all want a little more.

More stability.

More cash flow.

More freedom.

More time for the people you love.

More vacations where the only thing buzzing is the blender making your margarita.

Whatever your “more” looks like...

Let’s get you back to enjoying it.

Sincerely,

Federico Calderon

Three Reports. One Great Tenant.

Every applicant clears three reports before they get near your keys: a full credit report, an eviction history search, and a criminal background check. You set the bar in your Landlord Portal: the credit score you accept, the income they need, and what happens at every tier. We do the digging. You pick the tenant.

“Everything’s Fine” Isn't an Inspection.

Your tenant walks the property with their phone and uploads photos, room by room, straight into your Landlord Portal. Virtual inspections keep you in the loop between visits, and our team still inspects in person at move-in, move-out and once a year. Every photo is dated and saved, so you see how your property is holding up and settle any deposit question with proof, not memories.

Your Rental Marketing Plan.4127 Palo Verde Loop

An empty rental costs you about $80 a day. More renters seeing your home means more applications, a faster lease and more good tenants to choose from. Here’s exactly how we fill it.

01

Rent-ready before it lists.

Renters judge your home by the first photo and the first showing. So before it goes live, we get it ready. You pick the work, approve the cost, and pay up front or have it deducted from the first month’s rent.

Deep cleaningMove-in clean, top to bottom, so every photo and showing shines.
Carpet cleaningFresh carpets that photograph well and feel like new.
Paint touch-upsScuffs and nail holes gone before the first renter walks in.
LandscapingCurb appeal for the first impression renters remember.
02

Make them stop scrolling.

Renters decide from the photos whether to book a showing. Every rental launches with professional HDR photos, and Showcase homes get the full production.

Ask UsAnything.

The hard questions landlords ask, answered up front. No sales pitch, just how it works.

Fees & agreement
01How much do you charge?

It depends on the package you pick: Tenant Placement, Full Management or Showcase. Tenant Placement is a one-time leasing fee; Full Management and Showcase add a monthly percentage of the rent. You see the exact numbers in your Landlord Portal before you sign anything.

02What other fees will I see? Renewal fees, setup fees, markups on repairs?

None. No setup fee, no renewal fee, no hidden fees. You pay your package fee and the repairs your home needs, billed at cost, and every invoice shows up in your monthly statement.

03Can I cancel if I’m not happy?

Yes. Once your tenant is placed, either of us can cancel in writing: it’s a mutual cancellation clause. If you cancel while your home is still on the market, you reimburse the marketing costs already spent. Your lease is between you and your tenant, so it stays in place either way.

04I just need a tenant. Can you only do that?

Yes, that’s Tenant Placement. We market your home, show it, screen the applicants, sign the lease and do the move-in inspection. From there, it’s yours.

05I already have a tenant. Can you take over?

Yes. We review the lease, the security deposit and the condition of the home, do a takeover inspection, and move rent collection into your Landlord Portal.

Finding your tenant
06How do you set the rent?

From real leases, not guesses. Your Landlord Portal pulls comparable rentals near you, and you pick the strategy (rent fast, market rate or premium) after seeing what each one means for vacancy and yearly income.

07How long until it’s rented?

It depends on price, condition and season, so we won’t promise a number. You see views, showings and applications in your dashboard as they happen, plus a weekly report. If it’s slow, you’ll know why and what to change.

08How do you screen tenants?

Three reports on every applicant: credit, eviction history and criminal background, plus income verification. You set the rules in your Landlord Portal (credit tier, income multiple, eviction check), and every applicant is measured against them.

09Who picks the tenant, you or me?

You. We bring you the qualified applicants with their reports side by side and our recommendation, and you approve. The same written criteria apply to every applicant, as fair housing law requires.

10Can I say no to pets? To Section 8?

Pets are your call: allowed or not, pet deposit and restrictions, all set in your Landlord Portal. Service and assistance animals aren’t pets under fair housing law. Housing vouchers count as income like any other: same screening rules, same approval.

Once it’s rented
11What happens if the tenant stops paying?

The late fee and the day it starts (usually the 3rd to the 5th) are written into the lease before anyone moves in. If rent still isn’t paid, we serve a Nevada pay-or-quit notice and, if it comes to that, handle the eviction with an attorney. You see every step in your Landlord Portal.

12What if the tenant damages the place?

That’s why we inspect. Dated photos at move-in, every 6 months and at move-out become the record. Damage beyond normal wear and tear comes out of the security deposit.

13How often do you inspect?

In person at move-in, every 12 months and at move-out. Virtually every 6 months: your tenant uploads dated photos room by room, and you see them in your Landlord Portal.

14Do I have to approve every repair?

Small repairs under $200 are usually the tenant’s responsibility under the lease. Anything over $200, we call you for approval first, unless you tell us otherwise.

15Do you use your own handymen?

We use licensed, insured vendors, billed at cost with no markup. Prefer your own contractor? You can. You’re responsible for their work and their liability insurance.

16How will I know what’s going on?

Your Landlord Portal. While it’s on the market you see listing performance; after the lease you see rent, repairs, inspections and monthly statements. Texts or calls only when something is urgent.

The bigger picture
17Should I raise the rent at renewal?

We check the comps before every renewal and show you both sides: raise it and risk a turnover, or keep a good tenant. One empty month often costs more than the increase.

18Should I rent it, sell it or Airbnb it?

We’re a brokerage, so we show you every option side by side: your rent and yield in the Landlord Portal, your home’s value and net proceeds in the Seller Portal. Short-term rental management is coming soon.
